Signs your concrete slab is leaking

Stains, efflorescence, musty smells and blistered paint usually appear far from the actual entry point. Here is what each symptom tends to mean.

Concrete slabs rarely announce a leak where it starts. Water enters at a crack, a joint or a pipe penetration, travels along the slab or the reinforcement, and appears somewhere more convenient for it and less convenient for you.

The most common early sign is a damp patch or brown stain on the ceiling below, often ringed with white powder. That powder, efflorescence, is minerals the water dissolved out of the concrete on its way through. It means water is moving through the slab itself, not just condensing on the surface.

Blistering or peeling paint on the underside of a slab is pressurised moisture pushing the finish off. A musty smell in a room below a roof or bathroom often arrives before anything is visible. Hairline cracks that darken after rain are telling you exactly where water sits.

During the rainy season, time the symptom: a stain that grows during rain points to rainwater entry, while one that stays constant may be a leaking pipe embedded in or under the slab. The distinction changes the entire repair approach, which is why we test before we specify.

None of these symptoms tells you the entry point by itself. That is what an inspection is for: tracing the path backwards from where water appears to where it actually gets in.
